Just an update that I didn't proceed with the purchase of the property and pulled out early as the sale looked like a messy one and I wasn't prepared to deal with it. Thanks for your input anyway!2

Thanks for the update. And I don't blame you. I suspect the EAs know they'll have a headache with this one.
I was going to ask if you could take a photo of the outside of the loo, to see how it's built, and whether there's a chance it could have been an old feature that has been turned into a loo, but hey.
I suspect the/a previous owner was simply a chancer...
'Indemnity insurance' was mentioned earlier as an option. I've never fully understood just what this can do to protect a buyer? I doubt very much the purchase would then simply be 'safe', and this insurance will cover any action taken to have the loo removed? I mean, if that loo has to go, then it has to go...
Is it, instead, that it shouldn't COST you anything if the worst case happens? Ie, it would, perhaps, cover legal fees to try and defend a challenge to it, and - if/when presumably 'lost' - might then cover the cost of its removal and making good?
If so, then indemnity insurance could be seen as "the risk is worth taking, I might get away with it, and worst case is it doesn't cost me anything! Oh, and I should make my offer on the place on the basis that I COULD lose the naughty bit."?
