    When I completed I received a single sheet timber guarantee, and as the surveyor had said there 'could' be woodworm in the loft, I tried to make contact.  Discovered they'd closed down in 2018, no insurance mentioned so void.

     I bought here in March 2021.  Autumn 2021 I discovered the front bedroom has wet/dry rot and woodworm.  I found out from a neighbour opposite that the owner had the floors and joists taken up and out in 2016 because of woodworm, the loft had also been sprayed. This front bedroom hadn't been done.   I had the seller's phone number and texted her to ask if she'd mind telling me the history of the flooring - she said she had made the surveys available to me.  I never received them.  I am just so glad I have some equity left from my sale to pay for the works/moving out to a hotel, but unfortunately it is money I'd hoped to get a better car with.

    Makes sense so is a level 3 worth the money?

    You could go Level 2 and have a separate damp/timber survey from an independent that doesn't want to sell you unsuitable de humidifers etc.

    I’ve spoken to lots of surveyors today.  One was helpful and said the age of the property would indicate a level 3 but as it’s teenie tiny it might not be worth it he can do level 2 and if we need to bump up to a level 3 will.

    Keep us updated, I'm interested to hear how it goes. It is a great shame surveyors can't move furniture.   The rotten floorboards in the bay here were covered with a gigantic wicker chair that the vendor 'gifted' me, and there was a heavy chest of drawers over the mouldy corner in the back bedroom. 

    Even with having to spend so much money unexpectedly, it is worth the investment.  I'm in a fantastic location and when I've passed on I know my kids will be able to sell it easily.

    A decent RCIS surveyor like that is worth his weight in gold.

    We lost our our first purchase when vendor pulled out. We engaged the same (local sole trader) surveyor to survey the 2nd property. He knocked £50 off his bill as we were repeat customers :( Coincidentally, he knew the property as he had surveyed it 6 years previously when our vendor bought it, and had also done the survey on our vendors' onward purchase. Small rural community, though no intermarriage that I know of!

    He had quite a wicked (warped?) sense of humour though and his opening words when he phoned me the evening he'd done the survey were 'Don't touch it with a bargepole'. He was joking :*

    Well the mortgage company are doing their valuation on 9th and the surveyor can’t come until later in the month so hopefully timings will work out anyway.
