If that's all it says regarding what happens after the fixed term ends then it's not a CPT it's a SPT.

No. But your notice must expireon the 15th.

No. Date of rent payment does not affect your 'tenancy periods' or the notice required. It may however affect the amount of rent owed at the end.

Yes if you and everyone else in the chain agree.

 The vendors have already moved out so no issue with their onward move but I imagine they just want this sewn up soon after exchange. If i leave here early though i'd be paying 2 lots of everything until my tenancy ends.

Thank you for this its very helpful. I am on a Contractual Periodic tenancy but for the life of me I can't see what the notice period is (I guess that means it's silent).

This has really helped me get things straight in my head.

If no notice period is specified, what makes you believe you have a CPT? Please quote.

But if it's silent, then 1 full tenancy period.

Hi, this is taken from my tenancy agreement.

12 Months

Commencing 16 April 2019

Expiring 15 April 2020

The tenancy shall be from and including the day of (“the Commencement Date”) to and

including day of and thereafter from month to month and until terminated by either

party serving a notice on the other in accordance with this Agreement (“the Expiration date")

So what does the Agreement say regarding the Expiration Date?
