Advice please on ending my tenancy and exchange of contracts

  • Regarding the time between exchange and completion, a d the end of your tenancy, if you can afford it I really would recommend having at least a few days overlap.
    Having time to clean the new place, or paint / put in flooring, before you have to move all your belongings in is a really convenient thing to have. 
    When you have to complete on the purchase, hand back your rental keys, move everything in and out on the same day - it really can be stressful.

    allow yourself some overlap, and just suck up the double costs for a few days if you can. 
    what a good idea i hadn't thought of it like that.  My head is spinning today so i'll have to sleep on this and work out my dates based on completing on the house and not having to actually move in on the completion day.  Thank you. Love this group.

     I moved in to this property on 16th April 2019 so am I correct in thinking that I have to submit my 1 months' notice on the 16th of the month??
    No. But your notice must expireon the 15th.
    7  Also, although i moved in on the 16th, i actually pay my rent on the 1st of each month.  Does this change anything (ie should my notice be dated from the 1st)?
    No. Date of rent payment does not affect your 'tenancy periods' or the notice required. It may however affect the amount of rent owed at the end.
    Sorry last question, is it ok to exchange on the 16th March and complete one month later?
    Yes if you and everyone else in the chain agree.
     The vendors have already moved out so no issue with their onward move but I imagine they just want this sewn up soon after exchange. If i leave here early though i'd be paying 2 lots of everything until my tenancy ends.

    How long have you lived in the Rental property ?
    Do you have your LL,s contact details ?
    Can you speak to them direct ?
    They may have plans !
    Refurbishment?
    Sell ?
    Put straight back on the Rental market at a higher rent

    I’m going through a similar situation from rental to buying and currently waiting to exchange. However, I do want there to be a large overlap as the new house needs some serious redecorating and a kitchen fitted and I’m 7 months pregnant so don’t want to be living in a house filled with dust and paint fumes. 

    My contract states I have to give 28 days notice but I’m not sure if that needs to end on a full month from when the direct debit goes out… 
    Personally, I’m waiting until I actually have the keys and then I will give my notice. 
    Hoping that this will make the moving process a bit less stressful too 🤞🏼

    @popsicle95 - The date you pay your rent has nothing to do with it, but the date of your tenancy period may do.
    Read the link that canaldumidi gave a couple of posts above yours to work out what notice you need to give.

    Thank you for this its very helpful. I am on a Contractual Periodic tenancy but for the life of me I can't see what the notice period is (I guess that means it's silent).

    This has really helped me get things straight in my head.

    I did this recently, I completed on 23rd of Feb and still had the rental until today, it does help with moving and gives you that overlap to clean etc

    But if it's silent, then 1 full tenancy period.

    Commencing 16 April 2019
    Expiring 15 April 2020
    The tenancy shall be from and including the day of (“the Commencement Date”) to and
    including day of and thereafter from month to month and until terminated by either
    party serving a notice on the other in accordance with this Agreement (“the Expiration date")
