I tried posting under the LR post but for some strange reason it keeps freezing so here I go and hope LR can pick it up 
Quick question for the LR pro.
My MIL would like to gift a small parcel of land roughly half an acre from a 7 acre plot . Now I know a TP1 will be needed but how/who plots the actual boundary to get an accurate plan.?
Will an ONS be needed and if so who contacts them ?

It’s the parties to the transfer who need to ensure the transfer plan is suitable
See section 5 of our practice guide.If the transfer plan is adequate then we map the title plan as appropriate. If a site visit/survey is needed for us to complete the registration we’d arrange that
If you need to plot the area to be transferred and/or prepare a plan I’d suggest using a chartered surveyor (RICS)“Official Company Representative
