You can usually check for planning & consent via the local council's portal. But this just has copies of documents lodged up to the point where permission is granted. I don't think stuff like completion certificates are made available via the portal (my local council certainly doesn't). For documents related to BC inspections & sign-off (completion certificate), the home owner would need to make an application for copies.
Any language construct that forces such insanity in this case should be abandoned without regrets. –

Treasure the moments that you have. Savour them for as long as you can for they will never come back again.
  • And just like that, our solicitor emails and says that the seller has asked the local council and they have everything they now need - so no issues!
    I hate buying houses!!!

You can email the local building control department and they will tell you if building regulation were involved and whether a certificate was issued or not. 5 min job for peace of mind :)

Yup. That’s exactly what the seller has done. All sorted.

Not necessary in this case, but a hazardous course of action if the solution was going to be indemnity insurance (as the insurance would be invalidated if you had contacted the council).

The solicitor has come back and said that the documents have are compliant and this is now resolved. 🎉
