    that is a bit odd - the only ones I get are for the freehold title of a leasehold flat I own, each time one of the other flats is sold the alert comes up as the solicitors do the conveyancing. Also got one when property was being registered in my name at the land registry

    Does downloading a copy of the deed trigger an alert? I always assumed this was only triggered on a change to the title. 

    Does setting up an alert on the property also trigger an alert to any watchers?

    I always downloaded a copy of the title prior to viewing a property i was seriously considering, and had no idea my name and search action would be notified to the owner if they had LR alerts set up! I also considered setting up an alert on properties i was interested in but may not do that now if the owner is notified.

    I’ve had two alerts recently, and the emails gave far far more information about the activity undertaken, including a reason given for the activity.  I am surprised that you have heard so little.

    When I get alerts from Land Registry, they say:

    If you are unsure about any of the information provided in this alert, please contact the Property Alert Support team on 0300 006 0478 (Call charges may apply).


    Did your alert say that? If so, did you try calling them?

    If you've written a letter to a 'random' firm of solicitors, and you're not their client, I suspect they won't reply. Or even if they do, I very much doubt they will tell you who their client is, or what their client is trying to do.

    But if your letter manages to reach the right person (did you include the solicitor's reference?), I guess it might prompt them to check whether they've made a mistake. And/or they might forward your letter to their client.

    Well I spoke to the LR yesterday afternoon and they said they would email me with furhter information.  Not had anything through yet though

    The the Property Alert service is just that - an alert notification by email to advise that a significant application has been submitted by X against the title you have put the alert against. 
    The initial expectation is that you’ve placed it on the right title and if a genuine application you’d most likely be aware of what that is based on the named applicant. 
    If not then the alert does what it says and alerts you so you can do more. 
    A significant application means either an official search (pre-completion check to get priority for new purchase, mortgage or lease) or actual application to update the register 
    It would not be triggered by someone viewing or getting a copy of the register
    The alert won’t provide any more details re what’s been applied for. If you think it might be fraudulent then there are next steps as explained in the notification. 
    As others have posted it’s important to understand which title(s) you have put an alert on. Freehold and Leasehold titles should be separated out as if you own the LH but put an alert on both LH and FH you are likely to get more alerts than you perhaps want 
    As for the solicitors who have lodged it they may respond to you but if not and it’s an adversarial application such as a third party debt or other interest you’ll be notified as appropriate if registered.

  • That firm of solicitors would appear to specialise in conveyancing, I would be ringing them first thing on Monday morning.
