Extend or combine dining room & sun room into kitchen diner

    It looks like the dining room and living room are open plan at the minute? If you do convert the dining room into a kitchen, can you access the living room directly from the hall? It’s not ideal to have to go through the kitchen to get to the living room.
    Yes, and yes there is a door to the lounge. The layout isn't my thing but I can see that it flows. Current kitchen looks like an extension with a small bedroom stuck on top.

    OP - what is going on with the front bedroom window? (Top RHS).
    Not sure what you mean about the window.

    It's a bit of a shame that the house is divided into so many small spaces.  Limits your options a bit.  
    Didn’t think there might potentially be an issue with using sunroom as main living space. EA suggested it wouldn’t be an issue. We will check this. Thanks. We are hoping to have a second viewing and taking our builder for his opinion. 
    EAs market houses.  Most of them (not all) have zero construction knowledge.  
    Everything that is supposed to be in heaven is already here on earth.

    Not sure what you mean about the window. 
    Ask your builder to have a look. Not sure how serious this is but its made an impression on the pebble dashing!

    Thank you. We’ll get this checked out. We are yet to get the building survey done so hopefully we should get more info from that.
