Extend or combine dining room & sun room into kitchen diner

Hi. I would like some ideas please in reorganising the downstairs. We would like a bigger kitchen but not sure we can afford it. We would also like a utility room. So I am thinking it might be cheaper to use part of the current kitchen for a utility room and then combine dining room and sunroom into a kitchen diner. Any ideas welcome. Thank you in advance. 0

The most obvious solution would be an open plan living room / dining room / kitchen incorporating the existing sunroom. I am guessing that bit of sunroom wall adjacent to the kitchen and dining room door is structural so might need to stay put unless you want to head into RSJ territory? What sits above it on the FF is of prime importance.
Where the plumbing / gas arrangements are currently will be a limiting factor unless you want to pay extra to get things moved. I would suggest that if you think an extension is what you will need long term than plan for it rather than spending money now.

Thank you for your response. We would like to keep the living separate to kitchen diner. There’s a bedroom above the kitchen but nothing above the sunroom. Sunroom is like a conservatory so no proper brick wall adjacent to the kitchen. Boiler is in the kitchen.Yes, ideally we would like an extension. Within permitted development so don’t need to apply for PP.

If you're at the buying stage you will have plenty of expenses coming your way. Live with it for a bit and then think about your options. There's no rush atm.
Eta, you've got a great sized garden, side return and what looks like a decent double length brick garage, although the sunroom appears to be nowhere near as solid as the floorplan suggests. I had similar arrangement with the garage, which I had knocked down (before it fell down) and turned into a beautiful kitchen utility room.No man is worth crawling on this earth.

Thanks. You’re right but just want to have ideas for now. We love the house but current kitchen size is worrying me and am trying to make myself feel better by having ideas of what it could be.0

It looks like the dining room and living room are open plan at the minute? If you do convert the dining room into a kitchen, can you access the living room directly from the hall? It’s not ideal to have to go through the kitchen to get to the living room.Northern Ireland club member No 382 :j0

If your sunroom is like a conservatory, then you should check that it okay to be converted into main living space.Otherwise, if the house provides enough space for you then what you suggest looks fine.It's a bit of a shame that the house is divided into so many small spaces. Limits your options a bit.Everything that is supposed to be in heaven is already here on earth.

Yes, and yes there is a door to the lounge. The layout isn't my thing but I can see that it flows. Yes they are currently open plan but hoping to close off the living room. Didn’t think there might potentially be an issue with using sunroom as main living space. EA suggested it wouldn’t be an issue. We will check this. Thanks.
