Sounds like the place we are just buying.

One thing our surveyor said about improving roof insulation was to ensure there was sufficient ventilation.

Ours needs all new flooring so I’m contemplating insulating the floor but not decided yet.
That's really useful @andyf1980 , we're planning to put new flooring throughout too, so we'll definitely look into this. We've got structural/building + thermal survey next week, so hopefully we'll know a bit more about the problems/opportunities then :)

    Insulate, insulate, insulate
Go for the best performing windows you can, so look at triple-glazing
Under-floor heating downstairs (it runs at a lower temperature, so makes a heat-pump more useful, if you go down that route in future)

SolarPV do last, after everything else. Is it a south facing roof?
(Do it last means that you can take advantage of any improvements in pv panels &/or price drops over the period spent doing all the other works)

You might need to look at MVHR.
  • @edgex any thoughts on underfloor insulation? waiting on survey results but I assume the property has floorboards built over a void - is there a practical way to insulate these?

Depends how deep the joists are.

Usually some sort of netting under then fill with rockwool, or insulation boards on battens attached to the joists.

If your fitting an airtightness layer, that would wrap over the joists & then form pockets to the bottom of the joists, so under the insulation. That needs fixing to the walls all around.
May also need a vapour control layer, it depends on the insulation used.

Make sure any pipes under the insulation layer are also well insulated.

Solid walls? Are you insulating them?

We’re assuming we’ll have to get exterior wall insulation and are planning to get quotes on that, just as soon as we’ve got plans through from the architect :)
