Vendor insisting I perform pre-exchange viewing alone and cannot bring builders or trades

    Actually, a worry could be an issue there are is aware of that, had there been insurance in place, she could have claimed on and it be sorted.
    Her hope is that you don't bring a tradie who could spot the issue before completion so you then claim on your insurance when you realise after completion the 'new' problem that has miraculously sprung to light that no-one could have Bern the wiser about before?
    Not trying to panic things but follow a chain of logic through.
