Dispute with an ex-landlord

    The Landlord needs to prove the condition of the property before you moved in and after you moved out.
    He must show the damage you have caused !
    Without a written Inventory with photos or better still a video inventory done by an independent Video Inventory company he will find it very hard to prove you left the property in a worse state than when you moved in.
    After 7 years of Fair Wear and Tear the place will need repainting and new carpets.
    Did the Landlord do an Gas Safe Certificate every year ( if you have gas ) -yes
    Did the Landlord supply or carry out an EICR ( Electric condition and Inspection Report ) -yes
    What about a valid EPC. -no
    Go to court and ask him to prove the Damage and Vandalism !
    I know you will win 
    Do not admit anything and hopefully you can prove he has failed to carry out he legal duties.

    Smoke alarms ? -yes

    Ok, lets wait for the detail of claim but if the socket was broken, holes in the wood and if it wasn't spotless...you might need to reconsider.

    I checked all the University websites and No one  is offering a degree course in Professional Cleaning !
    No such thing.
    There is clean and completely filthy like you see on the late night TV programs.
    Full of rubbish, 
    Landlord has to prove this

    There was also a rip in Lino in the kitchen but that was LL builder’s doing when they pushed our fridge to run water pipe. LL tried to hang it on us but we managed to shake it off.
    As for the cleaning, I spent all my days off doing just that, cleaning room after room, after room. In all those seven years living there we maintained a friendly relation with LL (or so we thought), dining out and having drinks, and we wanted to part on good terms therefore we did our best to leave the place in the best state possible.
  • Good job with the cleaning. Unlucky that LL is taking this approach. Can see why you are disputing this.
