Overriding interest Questionnaire

Hello everyone,
I am interested in a house that is being sold by auction. I wanted to go through the legal pack and I came across the Overriding Interest Questionnaire (a screenshot of the questionnaire is attached below). I'm really new to the auction process, and, I have to admit, I am struggling to understand what the ticked boxes mean and how this affects the house.

If someone will be kind enough to help me understand it, trying to explain it to a certain extent, I would be very grateful.

What has your solicitor advised? You are gettig a solicitor to check the legals before you bid, yes?

I suspect whoever filled it in misread it and has ticked the ones that don't apply rather than do apply.
So there is a right of way over the property but the others don't apply.
Either way I would not bid on the property as it looks like the seller doesn't understand what they are doing, which could lead to a lot of issues in trying to get to exchange in the prescribed time limit, especially as you are a novice in buying at auction.0 -

Yes, I am definitely getting a solicitor before bidding. But I haven't got a solicitor yet. And I just wanted an idea of what this meant, and if it could be a deal-breaker for me, before putting more money towards a solicitor.

I have thought the same, that the person ticked the wrong ones. Because in my opinion and from my understanding, if those are overriding interests applied to the property, I don't want it.
