    At the appointment today I actually highlighted they don't appear to be paving to the utility room because I thought that was weird too. She said that's an oversight in the drawings as there should be access from both front and back to the utility door at the side of the house. So, they're putting that in as a request to change now, and they'll also sort out a path at the front somehow to access the side of the house via a gate too - apparently this might require an amendment to the planning permission. Power to the garage isn't something they offer as an extra apparently, but I'll factor that in as an expense for after moving in as I'm keen to move to an EV when I can. 

    They've given me a loooong list of 'additions' that I can spend the next few months thinking about spending my money on :-) The good news is that because it's a 4-bed house, aside from washer/dryer (and wine cooler, which would be £708!) all integrated appliances are included.

    I was going to try to negotiate some incentives, but while I was in the office 3 people called up to enquire about the same plot (I heard the other sales advisor saying 'sorry, the Scrivener is being reserved'. And, someone who was in a proceedable position actually visited the office to ask about it too. So, it didn't seem the right time to try and push for things.

    I'd love a wine fridge. There was one in the kitchen of house we were buying in 2020, but vendors withdrew. Sadly, although layout in the one we did buy is much better, it doesn't have room for one. Cold adjacent garage works in much the same way, and has far greater capacity :D

    Three walk-in storage cupboards in one house is good. One of them might be suitable for a dehumidifier for drying washing, possibly even for a drying rack suspended from a joist: https://www.pulleymaid.com/

  • Surely there are some similar style show houses in the region, or perhaps almost complete builds, that you could view? We went around about 7 or 8 Bellway sites to get different views of the rooms, site layouts and build quality etc... as regionally they are all run by the same MD/management team.

    Failing that, just look at loads of new houses of every builder and you'll get some great ideas of what works in new build houses (and what doesn't!!). They are quite clever using smaller spaces but beware of the classic trick of narrow wardrobes and queen beds!
