    when moving from flat to proper house the outside is important aswell.

    Things like aspect, driveway, parking, size of gardens.....

    Thanks, I’ve considered those and I think they are all okay-ish… 

    It’s an angled plot, with a wall around part of the garden and a garage at the back with 2 parking spaces.

    Tbh I’m struggling a bit to work out how much sun the garden will get.

    My best guess is that the bit that’s sort of underneath the house next to the wall might be quite sunny? And the rest may get morning sun, but not much in the afternoon/evening?

    I mostly just like the plot because it’s not very overlooked and I like the garage and parking being a little further away rather than in front of the bay window. I’ll put some nice flowers out the front. Back garden isn’t huge, but it never will be for a new build, and it’s got that bit of extra space. I’ll prob get an allotment for my veg growing anyway as that’s what I have atm and I love it.

    The blizzard scuppered my plans to reserve today, but will be doing so tomorrow morning :-)

    Side by side parking better than tandem.

    Are they providing power and water to the garage?

    NE garden evening sun will be lacking the garage wall will get the latest till sun drops behind the houses.

    Morning sun on the back of the house and most of the day(sun high) the garden will be sunny with the back of the house shaded.

    have you looked at the Farrier 4 bed.

    can split the top floor into big master suite with dressing room and bedroom with the other 2beds bath on the other side
    integral garage and the through lounge->dining/kitchen->garden

    on that site plot 11 SW facing would get the afternoon sun but much smaller garden than the one you are looking at
    interesting they have plot 11 for £2k more than the one next door with the NE garden

    Depends what's happening to the west of this development if that side of the road will get blocked.

    Does it have to be new 

    I quite like that David Wilson second hand(new 1999) one £350.
    Patio needs a clean and the fences are looking a bit ropey

    Yeh, the 5 bed is way too much (and too big for me). 

    I did look at the Farrier, but it’s the same style as their show home, and I really dislike the tiny hallway and that the lounge becomes a walkway. The west of the development is land owned by same developer, but they’ve had planning permission refused to built there. And, don’t expect that to change in next 7 years as another huge development has just had a successful appeal the other side of the town. 

    I did look at that DW one, but the garden is more overlooked. And, I prefer the other side of town.

    anyways… I’ve reserved that one now! Thanks for all the help everyone. Much appreciated :-)

  • Yup, I’m with you on this @Doozergirl. Would upstairs windows be nice? Sure. Is it a dealbreaker? Absolutely not. And, from what I’ve seen to get that light in the upstairs landing, I’d probably need to jump to the next rung of the ladder, I think (we’re talking 450k+) which I can’t do. So, I’ll cope.

    I’m coming from a 2 bed flat anyway, where there’s no windows in the hallway or bathroom at all, so I’m just excited about the prospect of a utility room so not drying laundry in my lounge and natural light in the bathroom!

    Anyways, they’ve released house 1 now at 329,995 (slightly more than they initially thought, but still a good price imv) and I’ve got an appointment to reserve it this afternoon! Despite my initial concerns that my heart wasn’t in it, now I’ve got the meeting booked, I’m just really excited about the whole thing.

    Glad to hear your going with House 1. Good luck with the process and remember when you get house insurance at exchange add home emergency and legal cover!

    Good sized plot and you will be able to work with the garden once the shadows are known. 

    I just realised from the plan/parking they are  paving to the doors into the dining area.

    Think about carrying in the shopping taking out the washing they should pave from the utility door.

    Power to the garage for electric vehicles

    Off plan plenty of time to think up ways to spend more money :)

    Thanks again, @getmore4less.

    At the appointment today I actually highlighted they don't appear to be paving to the utility room because I thought that was weird too. She said that's an oversight in the drawings as there should be access from both front and back to the utility door at the side of the house. So, they're putting that in as a request to change now, and they'll also sort out a path at the front somehow to access the side of the house via a gate too - apparently this might require an amendment to the planning permission. Power to the garage isn't something they offer as an extra apparently, but I'll factor that in as an expense for after moving in as I'm keen to move to an EV when I can. 

    They've given me a loooong list of 'additions' that I can spend the next few months thinking about spending my money on :-) The good news is that because it's a 4-bed house, aside from washer/dryer (and wine cooler, which would be £708!) all integrated appliances are included.

    I was going to try to negotiate some incentives, but while I was in the office 3 people called up to enquire about the same plot (I heard the other sales advisor saying 'sorry, the Scrivener is being reserved'. And, someone who was in a proceedable position actually visited the office to ask about it too. So, it didn't seem the right time to try and push for things.

    It's not just car charging but lighting in the winter, vaccum, jetwash, garden lighting for that side of the garden maybe WiFi extension etc.
