Interestingly, the page also saysIn addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.It's clearly a tenant fee in all but name, and very high too even compared to when these were legal.

I appreciate everyone replying by the way, I realise some of this may be obvious or can be answered by contacting them. But I've never in my life been forced to move out of anywhere and given a deadline so it's stressful as it is.0 -

'Company application fee' isn't one of them.
However, company lets are exempt from the tenant fee ban https://www.nrla.org.uk/resources/pre-tenancy/tenant-fee-ban-toolkit
So this may just refer to corporate lets, however, (if that is the case then) it's an odd thing to have on a tenant fee list.

Thank you Countrysider. Yes, it is an odd thing to put on that list. I imagine most renters like me wouldn't even think about a company let existing. It must have confused more people than just me.
It all makes sense now, and will keep my fingers crossed for a successful (fee free) application

Of course, if you 'rock the boat' they may simply not progress any viewings with you.The other option is to apply, pay the fee, get the new tenancy, and then reclaim the fee. The guidance explains how:
