Application fee a reworded agency fee?

So I've been forced to move out of my current shared house by the end of March (Landlord doesn't have a HMO licence)Anyway it's been 6 years since I've had to rent anywhere, I understand the laws changed a couple of years that agency fees were made illegal. So what's this application fee??
It's going to be impossible for me to rent anywhere at this short notice if I need 1 month rent, plus 5 weeks rent deposit and then an additional £342 on top!?

I'm a landlord, and I only wish my agent could charge fees like that. AFAIK, it's not legal, but perhaps you should ask Belvoir?
They can't be the only agent in town, though. Are others charging similar amounts?

No, another agent had an apartment in the same building. They only wanted the first month rent and bond. I even clarified on the phone, and they said there wouldn't be another penny to pay. Do you know who the 'Company Application Fee' applies to?If this is a fee payable to the company, Belvoir, by a prospective AST tenant, then it is clearly illegal.But if it is a fee payable to Belvoir by a prospective company intending to take out a non AST tenancy, then the Tenant Fees Act does not apply.3

This all looks wrong to me. Have you asked Belvoir?
Edit: Or, as Canal says ... If the agents have a choice between letting to you, or doing a company let with more dosh for them, you can guess which they would rather. However, unless Leeds is unusual, there may not be many companies looking to rent. Did the BBC move lots of staff to the area?

I would contact Belvoir if you are otherwise interested in the flat as 'surely some mistake' and see what they say.

The company thing makes sense if that word in "company application fee" means a company applying.
I will contact them, but it was out of hours by the time I finished work.
The post code is BD17, they seem to have a few properties in that building. The particular one I was looking is the one bedroom.0 -
