    Thanks. Yes, he’s a one man band. So, he won’t be around today. Also, he’s quite posh and slick. So, he could say whatever on the phone and we would have no trail of evidence. 
    He could also be taking instructions from the probate company. Also, looking at the title it’s actually half the garage we are talking about!

    Thanks. I’ve saved the page and I’ll try the above as well. I’m really hoping the estate agent and probate company doesn’t say the sale only included half the land the garage stands on!

    Thanks for this invaluable advice. Today, possibly following being alerted by the solicitor, the estate agent has now removed the word "garage" from the text of the advert. Surely, if he tries to sell the garage this is a straightforward case of attempted fraud and misrepresentation? Especially, changing the advert wording post sale?

    Sent this on to the solicitor and she has advised to keep all this evidence.
    A little bit more digging and thanks to a certain search engine, I have also found that this agent has a slightly chequered history!
    Anyway, hopefully now that he has been found out on this ruse he backs off........I'm minded still though once the dust settles to take it further otherwise he will just try it on with someone else again.........
