    No one has been negligent. The only people who knew the position are dead. Just one of those things that crop on rare occasions.

    Where you see the channel in the pathway demarcates the original and adjoining land. So, the garage straddles the land of both titles in fact. Hence why the titled land 
    is so small.

    An update on this. I spoke with our next door neighbour by chance today. According to him, the estate agent who sold us the house has approached him recently and asked if he would like to buy the land on which our garage stands.

    As you can see from this screenshot of the estate agent's advert which is still live the house was advertised as including the garage and no mention was made of a separate title.


    Any advice on this would be most welcome as this has put a very different complexion on our family's weekend. The silver lining is that the neighbour says he has no interest in this!

    I had already notified our solicitor about the additional title. I have also passed this new information about the estate agent onto our solicitor and I am really hoping this can get resolved!

    Also, any way to preserve the estate agent's webpage and text aside from my screenshot?

     I doubt a screenshot would be admissible in court!

    Why? It's as good as any other way of saving it.

    Anyway, there's absolutely no need for the listing to mention that a property is registered as one than one parcel of land. And I've never seen it done, even though it's quite commonplace for properties to be spread over more than one title.

    Call the estate agent, say the neighbour has said they have offered to sell your garage to them, and ask what they mean by this.

    Thanks for the slight reassurance. As you can imagine, the neighbour’s information took the shine off our Saturday somewhat!

    I did think of this but I thought since he seems to be so duplicitous  the less he knows at this stage the better. Maybe better for it to come through the solicitor, no?

    Personally I'd just call myself and ask why they think they selling my garage, its a straightforward question.  I'd rather know today.
