Legal costs when selling house?

  1. Does anyone know how much it's likely to cost in legal fees (conveyancing etc) when selling a house, please
  2. Is it a flat rate or dependent on the house sale price
  3. Any recommendations of who to choose
  4. Apart from the Estate Agent commission, who else do I have to pay when selling my house?

    1. You will have to get quotes and compare. 
    2. depends on the specific law firm, but comparing price would give you an idea.
    3. Read reviews online to see what other people's experiences have been 
    4. major costs are estate agent fees and conveyancing

    Been quoted £1200 base fee plus extra if occurs.

    Just wanted to know if that is a realistic figure or should I shop around?

  • I’m paying around £1200 solicitors fees

    For a sale I recently paid £627 in conveyancing fees all in, and £1500 in Estate Agents fee (fixed rate).

    That was on a sale price of £135k. 

    My solicitors did have a sliding scale depending on the sale price. So someone selling a house for £500k would've paid more than £627, but not sure if all solicitors operate that way. I assume most do. likewise Estate Agents fees will higher the bigger the sale price. 

    The only other costs i had relating to the Sale was CGT but that's because the property was a BTL. Only other cost I can think of that you may have is the cost of having an Energy Performance Certificate produced, if you haven't already got a valid one. 

    I'd always recommend shopping around. I got 4 quotes and went for the 2nd cheapest on the basis of the google reviews.
