  • I have a plan. After Universal credit make their portion tomorrow.
    Will contact the tenant and inform her to forget the old debt of about 600. Pay the old rate before rent increase and court fees £355. That way she pays something but won't over stretch her or what she can afford.

    Just want the property back and a fresh start.

    Why? Any reason to think she'll actually pay if its a lower amount? If not, then no harm in leaving it at the full amount and stop enforcement when you've recovered something. 

    Otherwise I'd offer to reduce the amount IF she pays in a lump sum now, but if not then the full is still due and owing.

    Yes, you are right will just leave it as it is because I do not know if she will leave by the 9th of May.

    Might need to get bailiffs.

    Her rent is in arrears so if she leaves by 9th May told her daily rent and what will be due by 9th May but because the council are involved, they might tell her not to leave until she is homeless when bailiffs arrive so hard to know the total amount owed. 


  • Looks like bailiffs application next week. Tenant has stopped communicating.

    The council have probably told her to wait for 
    bailiffs.

    Of course the tenants are liable but they very rarely ever pay it

    the LL could chase them spending even more funds down the drain

    This is what I am dealing with hence won't be accepting tenants who do not pass affordability and referencing checks again.

    She is in arrears of under £600 plus the court fees of £355 she has been ordered to pay.

    Rent is in arrears so when she leaves, if she pays rent also.

    If she does not leave by Tuesday 09/05 then bailiffs process next.

    Tenant has stated with this council will help with re-housing her. Not classified as homeless until Bailiffs get involved.

    They might not help if she has rent arrears...

    She has paid £400 yesterday.

    Her rent arrears not much now just around £170.

    I won't be following up with the s8, going through with the s21.

    Herself and the council will have to sort something out when bailiffs turn up. She would not get a council property but likely another temporary accommodation rented with council's incentive payment help.
