Just be very careful to check them out first. There are a lot of safety issues at the moment. Fortunately if you are getting a mortgage the bank will insist on the proper certificates anyway.

i have followed this with interest

 Note:  I have never been to Cardiff and don’t know the area

I just did a search on. Rightmove.  Maximum £120k and within 5 miles from Cardiff.  It returned 185 results.  Removing the “flats” option this went down to 28.  

Apologies if I’ve missed something.  

I can see the point that rigolith is making.  

I do object to the use of “rocket science”, it’s one of the easier branches of Physics. . Try “quantum mechanics”. *
