    i have followed this with interest

     Note:  I have never been to Cardiff and don’t know the area

    I just did a search on. Rightmove.  Maximum £120k and within 5 miles from Cardiff.  It returned 185 results.  Removing the “flats” option this went down to 28.  

    Apologies if I’ve missed something.  

    I can see the point that rigolith is making.  

    I do object to the use of “rocket science”, it’s one of the easier branches of Physics. :o. Try “quantum mechanics”. *

    Thanks for the advice, a house has now been ruled out. It'll have to be a flat, I'll try and save as much as possible over the next year. And Help To Buy won't be much help either given the cost of new builds.

    Also help from family won't be happening, I'd be more likely to give them money if anything lol.

    Sadly the numbers just don't add up. Houses are basically unaffordable for individuals on above average salaries, so you have very little chance.

    You will get the usual advice - look somewhere cheaper, get a better job, sell your iPhone etc. Ignore it, you know your situation and have doubtless considered these things.

    Sorry it's bad news, but that's how it is.
    I have to disagree you need to look at other areas.

    Thought of the OP when I saw this today. Not Cardiff but in the CF postcode area. 
    Not saying this particular flat is right as it's got a tennant but it's a reasonable outskirts area to consider.

    The CF postcode stretches 30 miles north of Cardiff. Plenty of houses in the Valleys, but it is in the back end of nowhere so unless you are born there or have family there, most people do not wish to venture there, let alone buy.
