Euro Car Parks maximum stay POPLA appeal

Good afternoon. The keeper already appealed and has been given a POPLA code so ready for the next stage but after reading more advice on here is also going to give it a go with landowner complaint.
The car park is at Capital Quay-Salford Quays. At the bottom of the signs there it says ‘on behalf of Nectar Asset Management’ a quick google gives this… Nectar Asset Management, Ewaldsgade 7, DK- 2200 Copenhagen N info@nectaram.com
The keeper decided to do a Land registry search to check that this was actually the landowner but that gave the result of FREP3 (SALFORD) LIMITED (Co. Regn. No. 10166168) of 11- 15 Wigmore Street, London W1U 1PG
Now very confused and doubting themselves. Should both of these companies be contacted to complain?
Thank you in advance for any help

Is one the owner and the other the managing agent ?

Ah could be. So could just email the managing agent? Would they be able to get the NTK cancelled or does it need to be the landowner?0

Would it please be possible for someone to check the wording etc on my draft complaint to landowner?Dear Sir/Madam,Re: NTK Ref: XXXXXXXXXXXXOn 14/12/2021 my vehicle XXXX XXX was parked at Capital Quay car park Salford Quay. A stay of 24 hours was paid for at 11:52. The next day, with 5 minutes left before this ran out we attempted to extend the stay and pay for a further hour to allow time to return from the city centre to the car park on the tram. The website would not allow this further payment stating 'Cannot Extend - The parking session does not allow extending. The maximum stay limit was reached...' (please see attached photo) so we caught the next available tram and arrived at the car park at 12:18 and started the drive home.On 30/12/2021 we received a Parking Charge Notice, purporting to mimic a 'parking ticket' from Euro Car Parks, to the amount of £100 stating that the permit purchased did not cover the date and time parked. We apparently overstayed by 29 minutes but I believe I am not in breach of this contravention for the following reason.Nowhere on any of the signage does it state that the maximum session was 24 hours and that you cannot extend beyond 24 hours (please see attached photo) Therefore we had no idea about any maximum limit until as the registered keeper of the car, I was suddenly sent a demand by your agents. The fee is also disproportionate. According to the Unfair Terms in Consumer Contract Regulations – parking charges on private land must not exceed the cost to the landowner during the period the motorist is parked there so the charge of £100 far exceeds the cost to the landowner especially as car park was practically empty but for one or two other cars so we really didn't cause any losses to you nor Euro Car Parks and, importantly, we saw no signs to communicate any maximum stay limit. We are very upset and increasingly angry about this entire episode. After an enjoyable well-earned visit to Manchester, our stop-off at Salford has now left a nasty taste in the mouth.I have researched the matter and intend to escalate my challenge against Euro Car Parks to the independent stage (Parking on Private Land Appeals). In light of the above it is clear that I am not liable for the parking charge and I would welcome your own view on this harassment and hope you see fit to ensure that they cancel the 'ticket' forthwith.yours faithfully,0

Please don't start a new thread whenever you think of a question related to the main thread you've already commenced, and on which you have already received advice. This thread lacks context.
Please copy and paste your draft into your original thread and let this one die. Please note, we are not a legal advice forum. I personally don't get involved in critiquing court case Defences/Witness Statements, so unable to help on that front. Please don't ask. .
