anybody heard of complete property company

I recieved the email below from a company called complete property. Anybody else think this offer sounds to be good to be true.

Usual way of buying property

Property value - £200,000
Deposit required securing property 15% - £30,000
Therefore it’s an 85% Loan to Value Mortgage
Legal Fees - £1500
Valuation - £500
IFA (independent financial advisor) fees - £500
Stamp Duty (1% of property value) - £2000

TOTAL £34,500 needed for acquiring 1 property

The Complete Property way of buying an investment property

Property value - £200,000
We pay deposit on your behalf (£30,000), therefore that’s 15% instant equity in your investment!!
We pay Legal fees, Valuation and IFA fees
We may include stamp duty

Only capital outgoing £7500 (starting package, look below for other packages on offer)

TOTAL £7500 needed for acquiring 1 property

THAT’S A SAVING OF £27,000 for exactly the same property.


The Management Fee

The management fee is a one-off payment. It is paid upfront to create complete transparency so that there will be no surprise add-ons later in the purchase.
The management fee includes:
ü 10 - 15% DEPOSIT PAID ON PROPERTY VALUE!
ü IFA Fees
ü Solicitor Fees
ü Conveyance Fees
ü Surveying Fees
ü Mortgage Arrangement Fees
ü Independent Property Valuation Fees
ü Property Research Fees
ü Consultation Fees
Just to clarify the process:

1) Client transfer of fees into Company bank account (I.e. £22,500 for a £1million property portfolio over 1-5 years)

2) Once fee has arrived and cleared, legal counsel to do all the necessary work and send out legal contracts

3) Once the full £22,500 has cleared and all internal paperwork undertaken, we will start showing you our exclusive properties with deal breakdown analysis and financial breakdowns.

4) When we present you a property, we ask for a reservation fee (£1,000) to reserve your interest in the property and instruct valuation - this is refunded upon completion.

5) Once the valuation has been instructed and undertaken it will take 4-6 weeks for completion to take place. Upon completion you will receive your keys to the property purchase.

6) Upon completion of the property purchase the reservation fee and valuation fee are both refunded and the property is in your name with a 90%-85% loan to value (LTV) - i.e. 10%-15% deposit paid on your behalf by US!

You have probably also realised that by purchasing one of our portfolio fee agreements (i.e. £22,500 for a £1million property portfolio over 1-5 years) works out to be much cheaper than the £7,500 you pay for a singular property purchase. Just to remind you of the deals I can present you:

£10,000 - 1 property (£2,500 Cash back upon completion)
£22,500 - £1mil property portfolio
£30,000 - £2mil property portfolio
£40,000 - £3mil property portfolio

    well the thing is i actually met the a rep from the company at the landlord show at the nec...... but still dubious about what they are offerring.
