    Just be patient. Buying a house isn't a two minute decision!
    Funnily enough for me, it was!  

    Ok, the concept and admin of buying a house/getting a mortgage took a few months, and I'd been going on viewings for a number of weeks by then, so had a fairly good idea of what I wanted, what could afford, and where I could afford it, but literally the minute I walked into an outwardly unremarkable mid-terrace Victorian 2 up 2 down, I knew that was the one for me.  I had 15 happy years there.  

    I think I did get back to EA pretty sharpish though - perhaps the fact your viewers haven't suggests they don't believe your house is "the one" for them.  At least, not at the current price.  I'd move on, and hassle the EA about getting more viewings - what, in their view, is not getting punters through the front door?

    It's a slightly less desirable part of town, so properties can take slightly longer to sell. And the exterior could do with a lick of paint, but that's about it. Funnily enough, just as I was typing this, got another viewing request in  :D I have actually had 10 viewing requests so far, 7 came, 2 cancelled and 1 got covid so there has been plenty of interest at the current price point. And I'm open to negotiate. 430k isnt far from 440k in the context of the property price. If it was me and i really wanted it, I'd stump up an extra 5-10k and grab it. But I guess everyone is different

    We are going through a house sale at the moment. Open house last weekend and several offers in. Some buyers just take time to do things. Our highest offer have chased the EA for us to make a decision, we asked the EA to do the due diligence checks in terms of their situation (i.e. is AIP present, what is their LTV etc) and haven't heard anything for 2 days now. Perhaps the buyers were just busy.

    When I was buying my house, I was very excited and had my heart set on it, and didnt want to miss out. I negotiated the price down in a matter of hours. So it just feels odd to me that their willing to hang around and dwell on it, especially given that two offers came in on the same day. Which leads me to feel they arent that interested. I could be completely wrong, of course. 
    If you are going to increase your offer over and over in the space of hours you have no bargaining position. These buyers maybe considering their opinions and as its been on the market a while, making you wait might have the desired affect of you accepting their next offer

    I suggest accepting. It's taken 4 weeks to get this far which is a little slow which suggests your original asking price was a bit high. You might get 440 if you are lucky but I think most people would be wise to take the 435
