Buyers Not Interested?

Hi. I'm selling a house for the first time ever. It's up for 450k and looking to achieve 440k. I received two offers on Sunday, outlined below.
The EA said people can often come back days or 1-2 weeks later with improved offers. As mentioned I've never sold before so I'm not sure if I'm reading the situation correctly? If Buyer A came in with 435k I'd seriously consider it, but as they havent reverted, no final negotiation can occur.
- Buyer A - Offered 420k. EA told them too low. They increased to 430k on Monday. EA told them yesterday at midday that I'm looking for 440k and asked them to confirm their best and final offer. They haven't reverted.
- Buyer B - Offered 425k. EA told them too low. Buyer said he would consider it and has not reverted at all (not answering EA's calls).

They are probably thinking it over, and doing a bit more research, but if they only want to pay £430k and the estate agent has said that that’s not going to work then they may have just moved on.5

It’s better to have offered the house at £425k. Then you would have two buyers bidding against each other.You can wait and see, or go back to the buyers at £435k.No reliance should be placed on the above! Absolutely none, do you hear?0

When I was buying my house, I was very excited and had my heart set on it, and didnt want to miss out. I negotiated the price down in a matter of hours. So it just feels odd to me that their willing to hang around and dwell on it, especially given that two offers came in on the same day. Which leads me to feel they arent that interested. Only 1 comparable property, which is on for the same price. That property is on a sharp corner, opposite a school and has no parking outside so is a far less desirable plot. Inside same condition. Supply is constrained everywhere.GDB2222 said:Is there lots on the market to choose from?0 -
The potential buyers are doing exactly what any sensible person would.
If they keep coming back immediately with higher offers, you'll know that they'll keep increasing. Equally, they don't want to give a hard no and lose the property.
I'd be more worried if they immediately came back with another increased offer, as it would mean they're a bit dim and probably can't afford it.
