For every pound I borrow I have to pay back £1.6 that doesn’t sound too shabby an investment to be honest
If your mortgage interest rate fixed for the life of the remaining mortgage term?
I’ve no interest in arguing with you I have other property that I own with a mortgage that I’ve paid the mortgage without fail for four years in terms of evaluating the risk I’ve got a pretty good history beyond a blip that was circumstances beyond my control when I was getting divorced.
I do believe that it’s got harder to get a mortgage in the last two years hopefully I’ll be able to get an expensive one and just suck it up but if not instead of paying a £500 mortgage of which £150 a month will go off the capital, I’ll be paying 900 in rent which apparently I’m entirely welcome to do without question. Whilst my deposit inflates away.    Amazing isnt it
to get only 30% going towards capital

At 35y full term ~3.5% any shorter much higher rates by 25y 4.75%

Those are not 75% LTV rates on a low multiple.

I think your rather spectacularly missing the point,  the numbers aren’t actually the issue it’s the point that instead of paying anything off the capital and my overall outgoing towards housing costs being £500.  I will be paying £900 with zero going off the capital and having to move every 12 months at great expense.
I can only comment on the mortgage that I have the BTL one and 1/ third of the overall monthly payment is going off the capital with the second 2/3 going in interest.

I got it but until you get a mortgage you can't fix that.

I am beginning to wonder if you really were  relying on the credit report to disclose the other mortgage that may have messed things up

Did you include rental the rental income.

Everything was declared every single penny that comes in and goes out is declared it’s all there in black-and-white they can see it before they offer you a decision in principle.
I’ve had several decisions in principle which again is just boggling as to why it doesn’t go through.
