I’m suffering with serious trust issues with brokers on the basis that they dont seem to know what the lenders want.london21 said:Good deposit.
Get a broker.
Find out why application were declined before making more applications. Can anyone recommend a good one ?
I approached the one who has relied to this thread and I've been in my home for nearly 2 years now.
I wouldn't make any more applications until you speak to a broker who is experienced with adverse lending.1 -

The vast majority of independent/whole of market brokers do a perfectly good job.
However, estate agent based brokers tend to lower quality (mainly as it tends to sales focused rather than advice focused). Unless it's an independent estate agent using an independent broker. Online/direct brokers tend to lack experience and willingness to take on difficult cases as it hurts their sales ratios. They like to cherry-pick the easy stuff.
Be wary of mentioning names on the open board. The board admin recently issued a ban warning to another poster that recommended someone contact an adviser that posted here.I am an Independent Financial Adviser (IFA). The comments I make are just my opinion and are for discussion purposes only. They are not financial advice and you should not treat them as such. If you feel an area discussed may be relevant to you, then please seek advice from an Independent Financial Adviser local to you.2 -
Were you getting Aips ? I’m finding Brokers a real mixed bag I’ve yet to find one I’ve felt has taken the time to consider my case in full. I am anxious as i have adverse and going with Nationwide direct. Last Broker I spoke to looked at credit file and said he would do it for me but since I’d done the AIP myself I may as well save myself the £250.Similar to yourself decent salary, £33k, deposit £38 which is 22 %. I have one satisfied default from 2016 and and something like 115 missed payments. 2016 - 2019.0

I’m not sure what AIP is I was going to guess an agreement in principle in which case you’re absolutely no problem with those whatsoever I’ve had several.0
