Land Registry Red Line

our house is an end terrace and alongside the right handside of the property is communal land ( a management fee is paid ).
the title plan states the boundary is edged in red, and as per the conveyance plan attached to the title plan the red line goes along right hand side of the house ( there is a black line around the red line )
Does that mean our boundary is the exterior wall of the house , or is there a thickness / measurement to the lines and therefore we could potentially put a small edging alongside the side of the house to differentiate our house from the communal land ( just plain grass )

Doesn't seem likely. Do you currently occupy such a strip of ground? Is there a boundary feature suggesting you ought to? If the plan looks like the gable wall is the boundary, that's probably what it is.1

at the minute the strip in question is used for our bins, but we are.moving these to our back garden.
no specific boundary feature , but nearly every terrced house on the estate has hedging at back.of their gardens , and other end terrace also have hedges along side of the house ( it's only us that's been told it's not our land )0 -
on closer inspection the house is marked with the red line within the black line ( ie black line with red all on inside )0

* "( it's only us that's been told it's not our land ) " Told by who and on what basis?* There is no legal assumption that you have " a thickness / measurement to the lines", and boundary lines are not very accurate given the scale of the Plans.* the reason user1977 asked:"Is there a boundary feature " is that they are often a better precise indication of the exact boundary. In your case it appears the boundary feature is your wall.* You might be able to claim 'adverse possession' on the basis of continual use of the land for your bins, but a) depends how long you've done this b) whether the bns are enough to claim treating the land as your own (my bins sit on the pavement....) and c) whether anyone else has been using the land (access? cutting grass?). Pretty long shot!* have you checked for a LR Title for the neighbouring land? Checked the associated Plan?1

we were told by management org it's freehold house with management org attached as per deeds and we pay them annual fees
didn't think neighbours title would help as we are end terrace then there the small section of communal grass then car park spaces ( for houses other side of street )

I think canaldumidi meant the title plan of the strip of land adjoining your 'red line', which may come under the freeholders ownership....1 -
Title plans do not show exact boundary lines. You need to look at the plan in the Transfer Deed from when the house was first sold (you should have been provided with this when you purchased as it would be expected to contain rights and covenants affecting the property) which might have been drawn to a different scale and show more detail.0

I asked:* have you checked for a LR Title for the neighbouring land? Checked the associated Plan?
And I linked you to the LR search for titles in and around that area. You need to look for the ownership of the land that is in dispute!

sorry it was my misunderstanding
the disputed land has a separate title and is registered under the management org ( that we pay as per our deeds ) and the land in question is marked red ( outside the black lines of our property )

the deeds show the same picture, our house and land edged in red inside the black lines.
my thought is that all other houses in the estate have used the black line as a general boundary and planted hedging along there gatden/side of house even though it is part of the managed land of the management org.0
