Alleged Water running from overflow pipe

Options
Hi mser's

Alleged Water running from overflow pipe, could potentially cause damage to property?

This is request from property management, requesting I get this reported issue checked.

Let me begin by stating I immediately called Aviva home emergency, though overflow pipe isn't covered, I was passed to discuss possible homeserve chargeable visit.

I have completed suggested visual check, no dripping taps, ballcock is fine and flushing.
Until I hear further from yesterdays request, I've no idea where my overflow pipe is (top flat 4 floors)

I've booked homserve anyway for Wed's potential 99 pounds.

Are there any further visual checks to make.

thanka

  • So basically, you're paying Aviva £99 to come and investigate an alleged dripping over flow pipe that you don't know where it is and you don't know if its your responsibility. WHY?

What is Aviva going to do that you haven't already done. Maybe they will speak to property management -which is something you could have done and possibly saved yourself £99.

Please report back after their visit

If the property management company can identify the overflow as being from your property, they can also tell you what it is coming from e.g. toilet cistern, water tank.  Speak to them before spending £99 on what may be a simple fix.  If the person from Homeserve comes on Wednesday and you are unable to tell them what is overflowing they are likely to leave immediately and still charge for the visit.

I've requested more info whilst replying to yesterday's e-mail request, I don't expect a reply until Monday.
Homeserve/Aviva 99 pounds repair cost, only debited if the fault is found to be from my property.

Meanwhile if you have any useful visual checks, let me know.

    thanks

Thanks for this unexpected info, I've passed over to Aviva home emergency, did the persons reporting this mention from which part of my property the running overflow water can be seen from...

    thanks

You have walked round the outside of the building looking for a dripping overflow?
But a banker, engaged at enormous expense,
Had the whole of their cash in his care.

Not quite that was next idea, I opened windows and can possibly see pipe.

    No pipe from bedroom window.
photo is from my living room window, would this let water run from kitchen or bathroom?

    thanks

You are likely to have 2 or more "overflow" pipes.  Every WC has one  and a condensate pipe from your gas boiler.

Go outside and use some binoculars if necessary

    Eco 7 electric only.
Hot water boiler in hall cupboard, to feed hot/cold water to bathroom/kitchen.

thanks mser's i've no such knowledge.
I haven't left home for 2-3 days, comfort of w.f.h.

No idea if any more overflow pipes, though could manage a quick visual later today.
That photo is from my front facing living room, bedroom is front facing.

Only other place I can check outdoors is underneath side facing kitchen window.
