    Agree - I've seen some that are horrendous in real life despite seeming to have potential looking at the listing. The estate agents are very good at taking photos at the right angle. I went to one viewing and they had obscured an electricity pylon in the garden with a tree. Now I check everything using Google maps/street view. 
    I don't really understand why the EAs do things like this. You turn up for the viewing and your first impression is that of disappointment. It just wastes your time, along with that of the vendor and the EA.

    Well, you say you've been looking for months, the house ticks most of your boxes and you've been watching it for weeks, so why have YOU only got round to contacting the estate agent to arrange a viewing now ? Perhaps everyone elses reasons are the same.....
    The first time I stumbled across this particular house was just before the New Year, and due to being poorly, now was the right time for me to contact the EA to arrange a viewing

    that's good ! sounds like you really liked it - TBH I rarely see a property like that! Hope you get some good news on the offer

  • You're doing the right thing. We had similar when we viewed two years back - house in our preferred area came up, was on the market a few weeks and we went along and had the usual queue of people outside that the agent had no doubt co-ordinated to be there at the same time. Anyway, shoulder to shoulder with everyone else and round the house we went. Offered at asking price which was turned down. Went for a second viewing the next day and went up 5k there and then in the dining room on the condition it was taken off the market. Offer accepted and here we are sorting out a remortgage happy as can be - time has flown.

    It all felt really rushed for us as it was the third house we had ever looked at and only about 2 weeks into our search. It felt too quick, like we were potentially rushing into it, but we knew it wouldn't stay on the market long and had everything we wanted and more. That 5k we paid over asking is a long forgotten memory, and we have zero regrets. Sometimes you just get lucky and the ideal property comes up and slaps you in the face. Go for it (as you have) and don't look back. Good luck.

    I agree with Flugelhorn's earlier comment about 5 weeks not being too long given the 2 week Xmas/NY shut down.

    However..... a couple splitting up might not be the easiest of vendors. OK if its amicable and both have somewhere else in mind or are moving into rented/with family etc. But if one of them is a reluctant seller, you need to be prepared for a long, and potentially fruitless wait for your dream property.
