I'd get a quote on resolving point 1, and ask for that to be deducted off of the price.
As you are removing the conservatory, you just need to assess whether ingress has occurred between the two buildings, or rising damp has occurred to the main building.
Best to assume that the missing part of the conservatory gutter, has been dumping water in the soil for sometime. Check the rest of the gutters of the property if the surveyor already hasn't done so, clearly the vendor has not been maintaining their gutters.
