Survey report ! Help!

Hi everyone,
I have survey done on my purchase house.
I concerned about 2 reports condition rating 3.
my conveyancer told me to get quotes to sort it out. Is this normal or should I worry about that? Do you know that it is expensive to replace the news brackets to support in the loft space ?

 should therefore be addressed to prevent the possibility of collapse. This work will require local authority Building Control approval.

    Yes, the removed chimney is important. It may be that the builder or owner did it without knowing the need or that the regulations have changed since it was done.
    First ask you conveyancer to request the Building Control approval and the Fensa Certificate from the owners. They may come up with it. I had to get a cert for a dropped curb 15yrs old for my buyers. I was surprised how kind the builders were to go into their archives to get me one. They were an 'established reputable' firm
    Ask a long 'established reputable builder' to come and give you an estimate. I found them surprisingly helpful when I was buying. You will need permission to enter the property. If possible you go with them and hear first hand what he or she is saying.
    If they haven't got a Fensa cert then that's not great but not out of hand I guess. As for the foundations not being as deep that's something I'm not in touch with and a lot may depend on what the ground is as to if it's likely to get movement and require mending in the future.

    My conveyancer reported to me that they do not have any certificates. My surveyor told me that it costed around 1-2k to fix the chimney breast removed so I am not really concern about that. Actually,  I am very tired of buying house process and I am happy to sort it out everything by myself , do you think if I say fine with that, my conveyancer will be happy to carry on next step ?

    The responsibility is yours, your conveyancer won't care.
    However a mortgage company may have something to say if that's a problem.
    It sounds like a good survey - from the point of view that it's detailed and has highlighted these.
    I'd be inclined to see if you can get a builder and book them asap. There's a long wait at the moment and you want to be able to decorate and settle in.

    yes I’m worry just about affecting to my mortgages because my conveyancer has to report to my lender.
     
    I will deal with my vendor’s agent next week to see if they can do anything.

    It's either the remaining chimney removed or RSJs installed into the ceiling instead of the brackets. I think, both options with all finishing will cost considerably more than £2K, let alone £1K.

    I just did phone call quote to one of the builders who said it could cost more than 5k. 
    I think I have to get the builders come to have looked.

    Also give you an option to negotiate the cost down with the current owner. Or get them to put it right before you complete the purchase. Conveyancers don’t do building work so don’t trust them for cost.

    the seller may be able to insure a warranty on the work ours did on windows they changed which had no certificate.

    The vendors will have little incentive to get any work done to a high standard - They would want it done at the lowest price possible.

    I am just wondering 2 of main hightlight problems is normal or big problem. I ask people to say that we can sort it out and not too big job.

    I am not really care about conservatory because I’m gonna kock  it down and do extension anyway. I am just not too sure about chimney breast removed. They removed it over 10 years ago and it’s still ok, but I just wanna make sure it is not a big trouble.
