Landlord costs

I'm thinking about purchasing a buy to let. I know it's not an easy and forgot about thing and there are plenty of things that could go wrong.
I'm trying to get a list together of costs, have this so far :
Mortgage
Insurance
gas safety certificate
Electrical safety inspection
Tax
EPC (if the house doesn't have one)
Contingency or money for maintanence of property
letting agent
Tenant voids ( looking to purchase a student rental so hopefully this is unlikely)
Are there any others? i'm probably missing something simple.
Any advice would be great to hear

If you are doing a student rental you will likely need to meet hmo criteria and in some areas get a HMO licence. These do not come cheap through the council and normally require lots of adjustments to the property0
