    You really need her cooperation to sell as otherwise she might use blocking tactics such as making no effort to tidy up etc.
    Are  things amicable? if not you are best forcing a sale through the court preferably moving in and preparing house for sale yourself. Do you know her intentions going forward? Is she applying for social housing, looking to buy or private renting?
