Why are you pulling out? A damp survey sounds like a pretty weak reason, but I'd hate to think you could lose a property over something that is easily solvable
From the OPs previous post its the things causing the damp, chimney, windows etc. Think its a big and expensive job that as an FTB they don't want to deal with.
I had similar with the first home I was going to buy. I made the EA aware that I needed the price to drop once the survey had come back and was told the vendor wasn't going to budge on price. Then the EA wanted to know what was wrong with it but as an impetuous twenty-something that found herself £500 out of pocket I wasn't about to share any details with him. I told him it was for him to commission his own survey if he wanted to find out.
No man is worth crawling on this earth.

So much to read, so little time.

Telling the EA that you needed the price to drop once the survey comes back is a red flag in my opinion, without knowing whats in the survey you have made it clear to the EA that you will be reducing your offer.

that bit did not make any sense. how on earth did you know you need to drop the price when you hadn't even seen the survey?

It makes sense to me. All verbs in past tense so no need to assume it's a conditional "once the survey had come back". More logical to assume she meant the sentence to make sense both ways around ie. "Once the survey came back, I made the EA aware...."

Of course another way of pulling out without pulling out is to wildly guzunder yourself and offer say 33% less. That way, they'll pull out.

Thanks everyone for their comments and advice. As stated I'm a first time buyer so all of this is new to me.

Sounds as if I have done everything I should of done and I will also ring EA when they open and let them know.

Big learning curve but everyone has to start somewhere and learn as they go. Thanks
I was polite and said it's with a heavy heart we have decided to pull out but he never replied to me and the property went back on Rightmove.

Better things to do with their time obviously. As to earn commission they need to sell property.

re the survey - when we were FTBs we instructed a surveyor to look at a property for us but he was stopped at the door by the vendor who refused him entry as they had decided not to sell.  Because he hadn't stepped inside he had to give us a full refund.
