  • You tell them that you will decide what is important. 
    Its not really about shouting loudly. Its about making a proper request for repair in writing and one which has a pick of logic to it. A leaking fan? Okay, the landlord can investigate but if the tenant has caused this or theres nothing amiss,  then tenant is happy to cover the costs of callouts? ...tenant to have a close visual look at the fan and give us a clue about whats leaking and why...

    Happened at my tenancy a few years ago, i changed the filter myself.
    I thought this too and i assume the filter is a consumable for a tenant to change.

  • Did you rent the property through an estate agent? They would be your first port of call.  I rented a property and had issues with the storage heaters and although took 2 months to fix, had to go through them.

    You write/email (keep copy..) to landlord (yes landlord, copy agent) a calm polite letter listing ALL the issues you have with the property using this helpful info & draft letter from the experts, Shelter...

    Your contract is with the landlord named on the tenancy, usually with an address for him also given (if not no rent is due!!). Yes I appreciate agent will have sorted all the paperwork.  If the address is c/o agent then spend £3 with Land Registry for actual owners name & address here
