Landlord - What to do

Hi so I am a tenant in a private property, I have a few issues in the house one relates to the kitchen fan leaking out some stuff when switched on. Ive been told its not important . so they only sort out if its urgent eg leak from the roof. Can you please advise me what to do.

..intrigued...what "stuff" leaks out of a kitchen fan...they are normally just an electric motor with no fluids in them?

Unless it's checked, no one knows. Unless I have misunderstood the LL is assuming it's unimportant. So, the tenant says it is important, and it will be checked. The tenant cannot do it themselves.canaldumidi said:

whether it gets the LLs back up is immaterial. This isn't the seventeenth century. Why should the tenant live with a leaking fan, which may or may not be dangerous.

Do you perhaps mean the extractor fan in a cooker hood? Or perhaps an extractor fan in the ceiling? Perhaps with ducting going upwards and then outside?
If so, it could be steam being sucked up, which then condenses on the cold ducting, and the condensed water then drips back down.
If it's something like that, it may need a complete re-design and re-installation of the ducting - it may even be impossible to find a workable solution. The only solution might be not to use the extractor fan, or remove the extractor fan.
Or do you mean something else?

While I don't want to dismiss this, is it really so significant / urgent emergency as to warrant calling out the LL's service agent on Christmas Day?0 -
Assuming cooker hood fan, it may be the filter is so old its fat coming back out with condensed steam?
Happened at my tenancy a few years ago, i changed the filter myself.Peter
