    You are wrong.  That situation is incredibly common (whether it applies in the OP's case remains a question though).  Moreover, a great many people have 'public' highways within the boundaries of their property.
    Land ownership and rights of others to use/pass over/park etc etc are two separate matters.
    I have absolutely no doubt at all that the OP's property boundary could be as I roughly sketched on a copy of their photo.

    I think this is time for G_M's tea and cake philosophy and a diplomatic but friendly chat.  Getting wound up about boundaries could force the issue to unpleasantness that could never dissipate.

    So how does your neighbour to your left get to his driveway? He must have to pass over 'your' land to get there. Which means he must have as a minimum a Right of Way, and possibly right to park.
    Have you downloaded the Title document (£3) and Title Plan (£3) from the Land Registry? What exactly do they say?
    I hesitate to be repetitious, but have you done this yet? The site plans are irrelevant. The contract is irrelevant. Our guesses are irrelevant. In fact (other than by pursuing tea and biscuits) even common sense is irrelevant!
    What matters is where the legal boundaries of each property are, and what rights each property (or indeed the public) has over the neighbouring property.
    Only the Title documents and Plans will tell you that.


  • OP - are you able to post your Title Plan showing clearly how far your boundary goes?
