If you get no joy with the landowner then do send an email to the CEO as I suggested above. Always complain to your MP about this unregulated industry, and do ask for your complaint to be forwarded to Neil O'Brien MP.

Good afternoon,
I received a letter from HM Courts & Tribunals Service dated 29th December 2021 stating the following:
"I acknowledge receipt of your defence. A copy is being served on the claimant (or the claimants solicitor). The claimant may contact you direct to attempt to resolve any dispute. If the dispute cannot be resolved informally, the claimant will inform the court that he wishes to proceed. The court will then inform you of what will happen.
Where he wishes to proceed, the claimant must contact the court within 28 days after receiving a copy of your defence. After that period has lapsed, the claim will be stayed. The only action the claimant can then take will be to apply to a judge for an order lifting the stay."
I have checked my emails, my MCOL and have not received any communication other than the letter above. From reading the newbies sticky, it doesn't mention a letter similar to the above so I wondered if anyone could advise? If I have not heard by the end of January is it too late for them?
Is the next step is the Directions Questionnaire (N180)?

Your MCOL claim history will show the current status ( everyone gets that letter )
No it won't time out at the end of January
Yes the N180 stage is next , only after the CCBC post it to you by mail , so keep checking your claim history over the next few weeks2 -

The CCBC sent you a letter saying the Claimant had twenty eight days to consider your Defence.What you don't know is when the CCBC sent a copy of your Defence to the Claimant.It follows from that that it is not known when the Claimant has to respond to the CCBC.Further, we don't know what delays there are in the CCBC that means they don't send you a DQ as promptly as you might like.
Can I suggest that you keep checking your MCOL Claim History and as soon as you see that the CCBC has sent a DQ to you, you are ready to download a DQ, complete it and fire it back to the CCBC, remembering to send a copy to the Claimant of course.2 -

My daughter (who's claim this is) is currently suffering from mental health issues and does not want the added worry of attending court, so I am inclined to counter offer in order to save her worry. However, I would welcome your advice before making a decision.

The court hearing is most likely to be via a video conference call, so your daughter would most likely be in the comfort of her/your own home.
You can act as her lay representative, meaning you can represent her and speak on her behalf for most of the time, but she must be present.
This assumes that it goes ahead at all.
C-m has referred to a thread where Umkomaas has been collecting data about PPCs pushing and bullying, just like your daughter's case, making a last ditch reduced "offer", then cancelling the claim at the last minute.
It is quite possible the same is happening here. Even if the hearing went ahead, and your daughter lost, she wouldn't be paying much more than the reduced offer of £170.
My advice is either to ignore, or tell them to FRO "see you in court."
