Covid at completion.

I was just thinking, what happens if you are in a chain, you all exchange and then someone gets covid before the completion date?

Everyone moves on completion date. The person with covid should be careful when moving and collect keys.
Unless they are in the very small minority that are really unwell.1 -

If you mean they can't/won't vacate a property they're selling, then what will happen is what the contract says will happen if they're in breach of that contract. There are Covid riders which some contracts have to cover this scenario, which I guess might result in the deal either being off or delayed - but that only works if all the contracts in the chain have similar provisions.1

It just got me thinking as you are supposed to isolate. I'm sure if you go from one house to another in a car, with people you live with or on your own, you are still isolating.3

If I was buying and someone in house being bought had covid, clearly happy for them to move out, but I'd not move in for 3 days. Stay in a Travelodge if need be.
For safety I'd pick keys up on day of competition, then myslef or a locksmith change locks. (you never know, you never know who had keys). Wipe with sanitiser 1st.0 -
This happened to the chain my boss was in. Completion was delayed and a new date agreed with the chain.1

A Covid rider was added to all contracts in our chain, for exactly this scenario. Worth raising with your solicitor, as it would give you peace of mind and avoid any issues in the unlucky case Covid crops up.0
