But I have been told that it makes a difference to a mortgage lender ?user1977 said:
It's not really a "problem", other than making it slightly harder to look it up. It makes no difference to the quality of your title - you still own the bit of land outlined in red (or whatever), no matter what you call it.bobbysox1v said:
So thats where the problem lies, our title deeds do not come up on a post code search as the original deeds were lost and we have had to wait the 12 years for title absolute for the land which, at the time, had no post code listed.Land_Registry said:
There’s no connection between planning and how we describe a registered title. And the same in reverse so what you describe has no bearing on the searchbobbysox1v said:
No sorry, what I meant is that my title deed is for my plot of land eg "plot of land to the South of The Street" but when we applied for planning, we use the new registered home address instead of using its Land Registry description. So if I search land registry for my post code it shows my new property address with no known tenure. What I would prefer to have is one entry under my postal address rather than 2 entries, one for my postal address and one for the land registry description of the plot.Land_Registry said:if you’ve got 2 registered titles and both now have their own property with postal address, they don’t need to be amalgamated.Complete form AP1 (panels 1-7 inc and 15) and lodge it with a copy of the local authority’s letter confirming the new postal address.Note - merger is where a leasehold and freehold are being merged so not relevant here it seems
As the land now has a house on it then it’s a property with a postal address. Apply to update that registered title re that postal address and once done a search using its post code will reveal the title
You can’t have one entry under your postal address as they are different. If they have the same post code, which is likely if on same road block, then a search by post code will reveal both as separate items of information. It’s not a customer preference service but one to enable users to search online for registered information. As you’ve now got two postal addresses then linking each to their respective titles is the way to go.
I am not sure if I am making sense but the only way you can find our land is to use the actual Title Number to search for it.0 -
