    nothing wrong with it.  
    Get the electrics inspected, the regs change on that frequently and that will also probably be non compliant.

    Ok thanks. 

    The old lady who currently owns the property will probably be having a panic attack finding this out. 

    I’ve emailed my solicitor and I think the tank is fine and we will upgrade when we need to but I will not be going with that company as everyone has said other quotes will most likely be a lot cheaper.

    If you are going to buy yourself a digger then it is a DIY job if so inclined.

    I did our (new self build) in a weekend with a very ancient 3 ton digger I had bought for the build.

    If you have 0.86 acres then there is plenty of scope to fit the new one further away and then just full in the old one.

    That's me lowering the treatment plant into the hole I had just dig.  Then a day of mixing, barrowing and pouring concrete.


  • Natural resource wales have confirmed a new septic tank doesn’t need to be replaced or upgraded if it has a drainage system that is working and a septic tank in working order too. 

    Only thing is it needs to be registered so the lady who owns the property currently will register it now. 

    We will then upgrade the system when it does crack/fail in however many years that may be but like above we will dig out everything etc.

  • Are you paying cash or getting a mortgage? Because if it's the latter just reducing the price by £22k doesn't mean you have £22k in the bank to pay for this.

    Mortgage. 

    We aren’t upgrading it anyways. But if we did and we reduced it by 22k We would keep the mortgage as it is and reduce the deposit slightly as our deposit is Around 12% and we have savings aswell.
