That's not good as they get paid commission for selling the property. Give current buyer deadline, if dragging on might need to look for another buyer.
OP you might need alternative EA also, your current ones don't seem serious.1 -
My buyer faffed around when the survey came back and was trying to negotiate a lot of money off and saying he was going to do all sorts of unnecessary investigations - my EA was also hopeless and tried to say the buyer was being reasonable! In the end I gave him a deadline and said it would go back on the market if he didn't stop messing around. That did the trick and no more messing around.2

It’s been what, 5 weeks? The process is going to take 3-4 months minimum. The fact that she’s getting works looked at us positive.
She’s would have probably instructed a surveyor soon after you accepted her offer, and just received the report.Quite rightly that she hasn’t instructed a split or yet until she’s fully aware of potential issues.
if you pull out, you’ll have to start again and for what? Another 6-8 week delay, plus potential of losing on your current offer as the market dies over Xmas period.30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.3 -
1. your EA is useless, I wouldn't pay them
2. your seller is right to be concerned, but not right to drag her feet. give her a deadline to come and view the property with a builder (one occasion, not 2, 3 etc.) and from that date, 48 hours to make up her mind with the mention that if she doesn't, house goes back on the market the very same day!
3. if your house has damp (and you know it does, they don't just make that up), it's normal for people to be worried. it's a major problem that's difficult/impossible to get rid of, so be a bit more understanding.
PS: ask for a copy of the instruction to the solicitor to start searches as proof that she's proceeding, otherwise house goes back on the market.0 -

Its still early days and your buyer has every right to do their due diligence, for me the fact they are getting a professional quote is a good sign as the cost will come in more realistic than what a surveyor may add in the report.
Ask your EA to see what progress they have made with their other elements, let them get the work checked over but ask for a deadline for this so you know things will start to pick up speed.0 -

Why do you think it's over the top for her to get someone to investigate leaning chimneys and damp? The next person will possibly have a proper full survey which will potentially reveal more issues. I'm surprised she only had a homebuyers report for a house 100 years old.Gam2015 said:So I accepted an offer on my home in mid October she offered 2k over the asking price to take it off the market so nobody else could view it which I agreed to.
