    Have you spoken to the EA? 
    That’s my next port of call, but thought I’d get opinions first

    I didn’t speak to their solicitor personally  but the lower price was on the paperwork they sent through, I got my conveyancers to contact them and they say it’s confirmed, no explanation given 
  • People don’t just give money away for nothing, there is definitely a reason.

    .... Ask for a last-minute pre-exchange viewing perhaps?
    Surely that's standard procedure anyway? After all, the contract requires the property to be sold in the condition it was in at Exchange (not at date of survey, or of a viewing some months earlier).

    Ok so, an update, I spoke to the EA, they were already aware and had questioned the seller earlier today, apparently the seller believed we had agreed the reduced price when my offer was first accepted several months ago and had instructed his solicitor accordingly, when informed we had actually agreed a higher price he said he was happy with what he thought was the offer (the amount involved is not huge, a couple of grand) so would stick with this lower price, which seems good of him! I’ve made it clear to the EA that I offered more and am happy with my offer in case he got confused, I don’t want to rip him off, but if he’s happy I’m happy!
    can you buy some overpriced curtains for half the difference maybe?
