  • Out of interest - if a person has the property alert set up, and gets an email notifying them of significant activity, what happens then? Has this happened to anyone? Did they give you details of how to stop the eg new mortgage...?

  • I never thought of it 'til canaldumidi's post. But now my brain's running with it.
    How can you stop the mortgage? Do lenders check if there is a property alert set up, and if the seller matches those details? And if you can stop the mortgage, how can you be sure a fraudulent person hasn't set up an alert on your property, and is stopping a genuine mortgage application? 
    Who watches the watchers?!!

    I presume you alert the Land Registry that there's some funny business going on.

    There's no method for anybody (outside the LR) to check whether there is a property alert set up as far as I know. You are allowed to set one up for properties you don't have any connection with.
  • I had a property alert set up on my previous house. I received just one alert on the day contracts were exchanged which was a month before completion.

    This is what it actually says when you receive a property alert email (after details of the action which triggered the alert):

    "If you are unsure about any of the information provided in this alert, please contact the Property Alert Support team on 0300 xxxxxxx (Call charges may apply).

    If you were not expecting this alert and the activity within it appears suspicious you should take action. You may find that you need to seek legal advice to decide on your next steps.

    Possible next steps you may wish to take are:

    Contact a solicitor, Citizens Advice or Action Fraud.

    Fill in our fraud reporting form, available on our website (www.landregistry.gov.uk/contact-us/report-fraud) and we will call you back during office hours.

    Contact our property fraud line on 0300 xxxxxxx (Monday to Friday, 8.30am to 5pm).

    HM Land Registry does not provide legal advice. Apart from procedural advice, we will not advise on what action to take, and we will not recommend a professional adviser but we can explain how to find one.
