Property Alerts

Hi All,

I am currently in the process of buying a house & would like to purchase my neighbours  deeds to check our boundaries vs theirs.

If my neighbour has the property alerts service set up, does anyone know whether they will get notified of the download of deeds from my end.  Additionally if they do get informed I have purchased their deeds through HM land registry, what will show as apart of the alert? Will it show my personal details ie name as purchaser of deeds or will this be concealed under data protection? 

Essentially would like to confirm if the owner of a property will be advised of deeds Downloads if they do have property alerts set up? If not, what type of notifications do they get? Interested in registering my own property for the alerts.

    No, they wont. It's all publicly accessible information that you don't need to provide any ID to view.
    Why don't you want the neighbour to know that you've checked their deeds? That sounds like deliberately getting off on the wrong foot with your new neighbours by trying to hide things....
  • I had entered in my name & card details at purchase just now to access my own deeds. I’m guessing it’s similar when purchasing my neighbors? Will it remain anon regardless?

    It’s in relation to possible boundaries dispute for a pathway. Hence the reason we would like to access the deeds & registry to view the mapping & drawings to get better clarification.

    To not inform them it’s under review whilst we figure out what the details & legalities are surrounding the land. As you said we don’t want to get off on the wrong foot so rather do it privately. So just to confirm, in this scenario,  even if they have property alerts set up via HM Land registry, they will 100% not be notified of us purchasing their deeds?

    there is a land registry property alert system that people have to sign up to - they aren't alerted if you just download the title only if someone attempts to change things / take out a mortgage etc
