A 'sensible', well organised buyer might have got solicitor quotes and chosen their solicitor before making any offers.

So they could give the estate agent their chosen solicitor's details immediately when an offer is accepted.

But an inexperienced and/or disorganised buyer might not have thought of that in advance. So having got their offer accepted, they might now be busy getting quotes, recommendations, etc.

Ask your estate agent to check with buyers what's happening.

Could it be that the estate agent is gathering all the info - proof of deposit, mortgage AIP, solicitor's details - before sending it across?

  • I waited ten days for my vendor to supply her EA with her solicitor details, it was an anxious wait.  After five weeks with no contact, my solicitor wrote to me to say he'd heard nothing.  Ten days later the vendor rang her EA to say her solicitor had contracted Covid and the file hadn't been opened.

I also need to get things moving so I don't lose the property I am buying.
Does your buyer need a mortgage? Naming a solicitor means nothing at this early stage of proceedings.

What stage is your purchase at?

Thank you - I suppose having so many fall through I have everything ready to go and I guess I expect the same of others, but you could be right and they need time to sort it all out. My anxiety is through the roof!
EA say they have everything else and it checks out, they just need to sols details... I know they could drop out at any point in the sale but I just want someone who isnt a time waster to start the process :(

Yes they do. I appreciate that and know they can change their mind at anytime, however if they are not interested in proceeding I want to get it back on the market.

Hi. I'm currently buying. I found my solicitor first but they told me I had to get mortgage application arranged first before I could instruct them, due to the solicitor not working with all mortgage companies. I started my mortgage application same day as offer accepted through a mortgage broker but that took several days due to them being busy. As soon as I decided on mortgage lender I rang solicitor same day, got their permission to work with me and rang EA same day to inform the seller. So took a week even with me being very proactive. Maybe chase it up after a week.

Thank you - there probably is a genuine reason like this. I am just drawn to thinking the worst due to what has happened before. All I want to do is buy the house I found and it seems so hard!

Took around a Month for my first buyers to instruct a Conveyancer.
Took around a fortnight for my third buyers to instruct.

Guess it varies. Mine was instructed the day I listed for sale, with my onward purchase address listed as "TBC" because we'd obviously not found anywhere yet, and that was amended to the actual address on the day our offer was accepted.

I was selling a house (probate) and the buyer took several weeks to name a solicitor, apparently it was because funds were coming from abroad and they felt that not all they spoke to were happy about this.

I had an offer (unexpectedly ) accepted at a weekend - e-mailed my usual solicitor straight away but didn't tell EA the name until I heard back that they were able to act for us

Thank you - Seems like lots of buyers are slow :/ I had a few offers at the same time and picked this person, so I will be so angry if as 3rd one does the same...
