Gleeson Homes - Garage dimensions

Hello All

We are moving into a Gleeson home at the end of this year. Does anyone have the dimensions of the standard sized garage that they provide? Inside dimensions and the width of the door opening please

I have asked the sales rep but got no response. I have a floorplan but its not to scale and we are unable to get on-site with a tape measure until much later down the line. It seems to be a quiet topic from a brief google search 

The house styles on the website give exact measurements for all the other rooms but do not show dimensions for the garage in any instance. I *COULD* take all the upstairs dimensions and get a rough estimate but this doesn't tell me the entire story

Can anyone help?

    What bearing do the garage dimensions acutally make on your purchase by the way?

    You could try viewing a copy of the planning application on the local council's website.

    Sometimes the developer will submit dimensioned drawings of the different house styles as part of the application.

    However, the dimensions on any plan you view don't guarantee that is the size you will end up with.  It isn't unknown for variations to be made during the build process without anyone being told.

    If the dimensions are critical to your use then you need to ask for verification of the actual sizes of your intended purchase on site.

    That worked a treat once I had worked out how the local council website was formatted

    I have the scale drawing of the standard single garage that Gleeson fit to all their house designs and the dimensions match up with the revised scale drawing of the house type that we have purchased. They are as follows - 

    External dimensions - L 5500mm x W 2946mm
    Internal dimension (103mm thick walls) - L 5182mm x W 2740mm

    Door entry dimensions - H 2100mm x W 2286mm

    There looks to be a border all around the garage door which will further restrict the entry width down to around 2000mm

    So, yes. You would get a standard hatchback in there but you'll be having a bad time trying to get in and out of the car due to the door opening.

    I wonder why they don't provide these details openly, then ignore you when you ask and force you to go and look on the planning permission repository (Which even then do not categorically state the dimensions of the garage yet all other room dimensions are clearly labelled!)

    In part because many people don't care - the garage is somewhere they will store their junk, not a car, therefore the dimensions are unimportant to them.

    Secondly because if the point I made in my previous post - there's no guarantee they will build your garage to the dimensions you've scaled off the plan.  By not giving the dimensions the developer can't be held to account if the as-built dimensions don't match those the customer was 'promised' in the sales bumph. The only thing they might get picked up on is if the internal space doesn't meet the standard laid down by the planning authority for a vehicle parking space.  And those sizes are typically on the small size and often don't anticipate having solid walls on three sides.

    Bear in mind scaling measurements off plans is bad practice.  The various processes involved in producing the plans and getting them onto the council's website means they aren't dimensionally reliable, even if they were in the original CAD model.  No reliance can be placed on any dimensions which aren't stated (in numbers) on the drawing, and even those should be taken as guidance rather than something you can rely on.

    Some planning authorities do make it a condition that if a garage is being provided as an off street parking space it has to be a minimum size.  Usually 6m x 3m and permitted developments rights for conversion are removed.
  • Buy a car with a sunroof because there's no way you will be able to open the doors in there.
  • It's amazing that architects/developers/builders haven't realised that the typical family care isn't an Austin 7 any more.

    There really ought to be minimum sizes for garages and bedrooms.
    A garage should be big enough to fit a decent size car in and have space left over for storage.
    A room shouldn't be allowed to be labelled as a bedroom if one of its dimensions is less than two metres.

    This is the main reason I'll never buy a new build. Impossible to find anyone who knows the garage dimensions. Postage stamp sized gardens being a close second.

    Same often applies to buying pre owned houses, multiple phone calls before obtaining dimensions.

    When selling our house we made sure garage was measured and included in floor plan. It's the biggest room of the house after all.
